SEAI Home Energy Grants Ireland: Complete Application Guide

The Sustainable Energy Authority of Ireland (SEAI) offers grants for home energy upgrades including insulation, heat pumps, solar panels, windows, ventilation, and more. Grants cover a significant portion of the cost — but you must apply and receive written approval before any work begins.

How to apply: 8-step process

Follow these steps in order. The most critical rule: apply and receive written approval before any work begins.

Step 1

Get a BER assessment

A BER assessor surveys your home and issues a BER certificate. This identifies which upgrades will make the biggest impact. Cost: €150–€300 (partially covered by €50 grant).

Step 2

Decide which upgrades

Based on your BER report, decide which measures to pursue. Consider a fabric-first approach: insulation before heating system changes.

Step 3

Apply to SEAI online

Submit your application at hes.seai.ie before any work starts. You'll need your MPRN, PPS number, and BER certificate number.

Step 4

Wait for written approval

SEAI reviews your application and sends written approval. This typically takes 2–4 weeks. Do not proceed until you have this letter.

Step 5

Get contractor quotes

Get at least 3 quotes from SEAI-registered contractors. Verify registration on the SEAI website. Compare scope, price, and timeline.

Step 6

Complete the work

Once approved, your chosen contractor carries out the upgrade. Keep all invoices and documentation.

Step 7

Post-work BER assessment

A BER assessor surveys your home again after the work to confirm the improvement. This is required for grant payment.

Step 8

Receive grant payment

Submit your completion documents to SEAI. Grant payment is made directly to you within 4–8 weeks. You pay the contractor the full amount and reclaim the grant.

One-stop-shop route is simpler: If you go through an OSS provider, they handle steps 3, 4, 7, and 8 for you. The grant is deducted from your invoice upfront, so you only pay the net cost. See our one-stop-shops guide.

Do NOT start work before SEAI approval

This is the single biggest mistake homeowners make. If you begin any retrofit work — even ordering materials or paying a deposit — before receiving your written SEAI approval letter, you are permanently disqualified from the grant for those works.

  • Do not sign a contract with a start date before approval
  • Do not pay any deposits or upfront costs
  • Do not let a contractor begin preparatory work
  • Approval typically takes 2–4 weeks — factor this into your timeline

Who is eligible?

Home built before 2021

Your home must have been built and occupied before 2021. New builds are not eligible as they must meet current building regulations.

Property you own

You must be the homeowner. Tenants cannot apply (but can ask their landlord to). Landlords can apply for rental properties.

Republic of Ireland

SEAI grants are only available for properties in the Republic of Ireland. Northern Ireland has separate schemes.

SEAI-registered contractors

All work must be carried out by contractors on the SEAI registered list. Using unregistered contractors voids the grant.

There are two routes to accessing SEAI grants. The right choice depends on how many upgrades you're planning.

Our recommendation: If you're planning 3 or more upgrades, the one-stop-shop route is usually better — higher grants, less hassle, and the grant is deducted upfront. For a single measure like solar panels or attic insulation, individual grants are simpler and faster.

What changed in 2026

  • Heat pump bundle increased to €12,500 (from €6,500) through the one-stop-shop route — effective 3 February 2026
  • Windows and doors on individual route — previously only available through OSS, now also available as an individual grant (€4,000) from 2 March 2026
  • First-time buyer bonus on attic insulation — effective 2 March 2026
  • 100 kWh/m² improvement waived if a heat pump is included in the OSS package — makes it easier for partially-upgraded homes to qualify
  • Higher welfare recipient grants — qualifying households receive increased rates

PPS number

Your Personal Public Service number for SEAI verification.

MPRN

Your Meter Point Reference Number (on your electricity bill).

BER certificate

Current BER cert number. If you don't have one, get a BER assessment first.

Proof of ownership

Utility bill or property tax confirmation at the property address.

Contractor quotes

At least one quote from an SEAI-registered contractor. We recommend getting 3.

Bank details

IBAN for the grant payment (individual route only — OSS deducts upfront).

Warmer Homes Scheme (free upgrades)

The SEAI Warmer Homes Scheme provides free energy upgrades to homeowners who receive certain social welfare payments. All work is done at no cost to you, including insulation, heating controls, and in some cases heat pumps and solar PV.

Who qualifies?

  • Fuel Allowance recipients
  • Working Family Payment recipients
  • Jobseeker's Allowance (6+ months with child under 7)
  • One-Parent Family Payment recipients
  • Domiciliary Care Allowance recipients
  • Carers Allowance (living with the person being cared for)
  • Disability Allowance (living with the person)

Home must have been built before 2006 and have a BER of D, E, F, or G. Apply directly through SEAI — there is no cost and no grant to reclaim.

Home Energy Grants FAQ

How much can I get in SEAI grants?

It depends on which upgrades you do. Individual grants range from €50 (BER) to €6,500 (heat pump). Through a one-stop-shop, total grants can reach €25,000–€30,000+ for a comprehensive retrofit. Solar PV grants are up to €1,800 individually or €2,400 through OSS.

Can I apply for multiple grants at once?

Yes. You can apply for as many individual grants as you need — e.g. attic insulation, solar PV, and a heat pump. Each measure has its own grant. Apply for all at once or in stages. You cannot combine individual grants and OSS for the same measures.

How long does SEAI approval take?

Typically 2–4 weeks from application. During peak periods (spring/summer) it can take longer. Apply well in advance of your planned start date.

Do I need a BER assessment first?

Yes. A current BER certificate is required as part of the grant application. The BER assessment identifies your home's energy rating and which upgrades will have the most impact. SEAI provides a €50 grant toward the cost.

What happens if I start work before approval?

You permanently lose the grant for those works. This is the most common mistake. Always wait for written SEAI approval before signing contracts, paying deposits, or allowing any work to begin.

Can I do the work myself (DIY)?

No. All grant-funded work must be carried out by SEAI-registered contractors. Using unregistered contractors or doing the work yourself voids the grant.

How is the grant paid?

For individual grants, you pay the contractor the full amount and SEAI reimburses the grant to your bank account within 4–8 weeks. For one-stop-shop, the grant is deducted from your invoice — you only pay the net cost. See our OSS guide.

Are rental properties eligible?

Yes. Landlords can apply for SEAI grants on rental properties. The landlord (property owner) must make the application — tenants cannot apply directly.
